No client relationship from using the Site
Reading the Site, booking a call, or sending me a message does not create a brokerage relationship, an agency relationship, or any obligation on either side. Under Florida law, a brokerage relationship is established only by a written agreement or as otherwise provided in Chapter 475, Florida Statutes. Until then, I am not acting as your agent.
Accuracy of information
I try to keep the Site accurate and current, but real estate markets, laws, and regulations change. I make no promise that any information on the Site is complete, current, or free of errors. Home value estimates, market statistics, and similar figures are estimates only and are not appraisals or guarantees of value. Listing data shown through the property search comes from the MLS and third parties and may contain errors or be out of date.

The property search and home value tools open on a separate RE/MAX platform. The Site also links to Google, Amazon, navigatingprobate.com, Children's Miracle Network Hospitals, and other websites. I do not control those sites and am not responsible for their content, accuracy, or practices. Your use of them is subject to their own terms and policies.

Intellectual property
The text, photographs, design, and other content on the Site belong to me or are used with permission, and are protected by copyright and trademark law. You may view, print, and share pages for personal, non-commercial use as long as you keep any copyright and attribution notices. You may not copy the Site's content for commercial purposes or republish it without my written permission. RE/MAX and the RE/MAX balloon are registered trademarks of RE/MAX, LLC. Children's Miracle Network Hospitals and its logo are trademarks of their owner. CPS, ABR, and SRS are marks of the organizations that issue those designations.
Acceptable use

Fair housing

Governing law
These Terms are governed by the laws of the State of Florida without regard to its conflict of law rules. Any dispute relating to the Site will be brought in the state or federal courts located in Miami-Dade County, Florida, and you consent to their jurisdiction.
